Brigham City Corporation is proud to announce that the restoration of the historical Brady House is now complete; the building is listed on the National Register of Historic Places and is the recipient of the 1995 Utah Heritage Foundation Award. After much study, Brigham City has determined that this valued piece of property can best serve the citizens of Brigham City by making it available for lease to a public business, group or organization which is sensitive to the historical significance of the building and which is willing to conduct its business or activity at the Brady House location in a manner which would maintain the historical integrity of the building.
Request for Proposals
Formal request is hereby made by Brigham City for proposals from any parties interested in leasing up to ____ square feet of the Brady House located at _____________________, from Brigham City Corporation. Brigham City is willing to consider any and all suggested proposals which substantially comply with the requirements set forth herein and which recognize Brigham City's goal of leasing the Brady House without affecting its historical integrity.
Format and Requirements of Proposals
All proposals must be in writing and signed by an authorized agent or representative of the individual, group, organization or entity. They must include the name, address, and telephone number of the person to be contacted in connection with the proposal, along with such information on all others who are authorized to represent the individual, group, organization or entity in connection with the proposal. Each proposal shall specifically set forth each of the following:
A. A statement of the past history of the individual, group, organization or entity and the nature of the activity or business to be conducted in the Brady House.
B. A statement of the financial history and viability of the individual, group, organization or entity, as well as a plan for future financial viability. The statement should include an explanation of how the individual, group, organization, or entity plans to make lease payments and/or maintain financial stability during the term of the lease.
C. A statement of how the activity and/or business to be conducted will have minimal impact upon the existing property and how such activity and/or business will assist Brigham City in maintaining the historical integrity of the Brady House.
D. Provide acceptable and adequate verification of the lawful existence and good standing of the individual, group, organization or entity submitting the proposal, as well as of the authority of the agent or representative signing the proposal.
E. A statement of willingness and ability to follow and comply with all city, county, state and federal requirements associated with the operation of the proposed activity and/or business.
F. Provide a means for viewing of the proposed activity and/or business to be conducted in the Brady House.

Terms of Lease
All individuals, groups, organizations and/or entities submitting proposals must be ready, willing and able to enter into a written Lease Agreement with Brigham City Corporation containing at least the following terms:
A. A lease rate of at least $.50 per square foot;
B. A lease term of no less than two (2) and no more than five (5) years;
C. Reasonable restrictions which would allow the inside of the Brady House to be decorated but would not allow the alteration of any walls or partitions, the remodeling of any portion of the Brady House or any alteration of any kind to the exterior of the Brady House;
D. A cancellation clause allowing the lease to be terminated by Brigham City upon 120 days notice without cause, and upon shorter notice for cause;
E. A provision that the lessee would assume all liability for accidents occurring on the property;
F. A provision that a specified room of the Brady House could be used for committee and commission meetings between the hours of 5:00 p.m. and 10:00 p.m. provided that at least one (1) week's notice is given;
G. A requirement that lessee be responsible for maintenance on the inside of the Brady House with the option of having Brigham City maintain the outside grounds for a higher lease rate.
Consideration of Proposals
All proposals will be carefully considered by the Brady House Committee and evaluated under the following criteria:
A. The proposed lease rate;
B. The financial status or viability of the individual, group, organization or entity submitting the proposal;
C. The benefits to the citizens of Brigham City;
D. The ability of the proposal to achieve the goals and purposes set forth herein; and
E. Any other reasonable and legitimate criteria which the committee feels would be appropriate.
After reviewing all proposals, the Committee will make a recommendation to the Brigham City Council for its approval. Any recommendation may be approved or disapproved by the City Council and the Committee reserves the right to reject all proposals.
